This particular transaction was fraught a family trust, a divorce, and other special title needs. Further, the buyer (also a tenant in the home) was representing himself and was, at times, difficult to communicate with. All necessary documents and affidavits (trust document, quitclaim, etc.) were identified, special needs such as, creating a bank account that matched the trust name to receive net proceeds was established, and a plan to deliver all this by closing was implemented. This included coordinating a closing with the seller who is out of state. The transaction closed early and my seller and I couldn't be happier!
