We had a fantastic experience working with Rabia on our townhome sale and would highly recommend using her as your agent. The story of our townhome sale was particularly complex but Rabia was a dream in helping us through it.
We originally intended to sell our townhome in 2014 and used a different agent. Some bad luck (a leaky sprinkler the day of the open house) meant we didn’t get the offer we were looking for and ended up renting out the house for the year. We put it on the market again in early fall 2015 and decided to go with Rabia this time given her track record in Tasman Crossing. After putting the house on the market and securing an offer, we had some more bad luck when our buyer’s loan fell through, but Rabia was able to find us another buyer at the same terms and eventually we sold the house. This also gave us a good “apples to apples” comparison using 2 different agents.
Here’s what we really liked about Rabia:
• She knows the market extremely well – in fact, she sells >50% of the townhomes in Tasman Crossing so she knows the market in and out. This is important for a number of reasons:
o Given how similar some of the units are, she knows how to highlight the differences that make your particular unit stand out to buyers
o Buyers also tend to trust her judgment so when she says it will take a bit higher number to win the bid, buyers tend to listen. For us, she was able to negotiate a $30K higher price even though we only had 1 offer.
o Rabia’s sales are consistently at the high end of the range for Tasman Crossing, and she often is pushing the market higher. I actually plotted out all the data and it actually proves this to be true.
• She uses much more sophisticated marketing tactics than other agents – she has a strong digital presence and her marketing materials are more flashy and professional than I’ve seen from others. We definitely had more open house views and interest when we used Rabia than we did with our previous agent
• She is always very responsive and easy to get ahold of. I would text message with her frequently. And, she is often in Tasman Crossing so it was very easy to meet her at the house – for example, one time we had trouble getting in and she met us there with the spare keys
• She follows through – as you can imaging we had a very stressful situation with our initial buyer’s loan problems, but Rabia kept on top of things and was able to find us a second buyer that matched the offer. Aside from the delay in the close, it was a very smooth process
I can’t really think of any negative experiences with Rabia. Overall we’d highly recommend using her as your agent. Bottom line is that if you are selling a townhome in Tasman Crossing, and you are not using Rabia as your agent, you are almost certainly leaving money on the table.
