Joan was by far in my opinion the agent with the best plan. She listened to our concerns and had logical answers to help put our concerns to rest.
My home was listed first on Coming Soon on MLS to help spark interest. Then a professional photographer took some amazing pictures of the home capturing all its many great features. Once my home was listed in MLS there was already a ton of interest built up. This was all unbelievable, within days my home had not only a full price offer but also a backup offer
( just in case).

My parents purchased a retirement home in Summerlin in 1996. Joan was their realtor and took the time to find them the perfect home that checked off every one of their requirements. For years after the purchase, my mother would often comment on how perfect the house was and what a joy it was working with Joan.
This year, when it came time to sell the home, my brother and I reached out to Joan to help us with the sale. With both of us out of state, it was a more complicated transaction. I will get right to the point.... in just 3 short weeks, Joan turned my home selling experience from a nightmare into a dream come true. Hear me out...I originally put my home on the market in mid-October 2022 with what I thought was a reputable RE company. However, it languished on the market for two entire months with almost no showings. The agent I was working with then was next to impossible to reach and when I did reach her, she always had an excuse as to why it was taking so long for my beautiful, immaculate and updated home to sell. I knew once it was still on the market in December it was time to get another Realtor. Luckily, I found Joan through a friend's referral. Joan was amazing from the start! After I told her about the nightmare I had just been through, she sprang into action for me. She communicated with me as much as I needed her to (without having to leave numerous unanswered messages or hunt her down!). She is intelligent, informed and energetic, to say the least. The showings flowed like water. Only ten days after signing on with Joan, on Christmas Eve I received a cash offer, which I accepted. I'm not saying this exact scenario will happen for you, but I will venture to say bringing Joan on board was the best decision I could have ever made. Joanie kilton, knows the market and gives you the comps in your area to price your home to the highest price possible. Every step of the way, she communicated with me making sure that I knew what was going on. She made my transition smooth and enjoyable, even if at times she had to rein me in to keep on the right track.
Joanie priced my house at the top, so I was able to get the highest price the market allowed. Example: the first day on Multiple Listing, a buyer toured the property and submitted an offer. The second day another buyer toured and gave a full price offer, which ended up being the owner.
Then I moved, but neglected to keep out of the PODS storage the necessary paperwork that I needed to put in an offer on a home to buy in Denver. I was so distraught and worried, couldn't sleep, I called Joanie in tears. She said, " those things happen do not worry". She diligently went to the Title Company, retrieved the necessary paperwork I needed in time for the realtor here in Denver to make an offer on a property that I was interested in.
I feel sorry for anyone who does not have Joanie Kilton as their realtor.They are missing out on all the knowledge and wisdom guidance that Joanie gives.
