When married, my husband completely managed the real estate buying and selling we did. I bought the property 73 Kehner Rd alone and used a realtor who similarly dealt in larger rural properties as 2nd homes. They had rerired when I broke my leg and decided to move closer to family in Fl.
Often my texted questions which were seemingly ignored even when asked repeatedly. Calls were made or received from her home with dog (s) barking loudly in background or much more often while driving in areas with poor telephone reception often making conversation so broken up it was useless. Roberta would then pull over saying "Now you can answer your questions". This was often preceded by her telling me she had just spent _ number of hours showing a winery or some estate like property.
When I called her and described my property as heavily wooded with white oaks 9.8 acre surveyed property with a gazebo, a large stocked pond, a stone fire circle down by the pond, an A frame with 3 bedroom, 2 full bath, full basement, small wooden out building previously used as 2 stall stable on one side & floored tack room on the other, a five foot chain link fence enclosing a very large back yard , access to the outbuilding, garden area etc. I told her I had replaced the roof, the HVAC with electronic filter, and put up the chain link fence as well as landscaped some of the front and side yards. I explained the property would be a pleasant home or 2nd home, but clearly was not an estate as she described she had dealt with.
Roberta can communicate when she chooses to, but her willingness to respond to my questions or apparently consider my questions worth a quiet location phone call rather than during a poor connection road trip or in an environment with loudly barking dog (?s) was annoying. I was told the only difference between a conventional loan & a VA loan was my requirement to pay $2500 in closing fees. Based on this I agreed for buyer to use either type of loan. They chose a VA loan with the inspector requiring some modifications. At one point a VA loan ryder I was to sign ASAP just appeared in my email with no warning nor explanation. It seemed to obligate me to paying for items/ modifications requested by the VA inspector. Roberta was apparently unsure of how to answer my questions but very eager for me to sign this ryder ASAP
Roberta let me know someone who looked at the property had said it was too costly & noted 5 places in the basement which had signs of water on the floor. This was after very heavy rains in the area. I was very concerned as I had put in a very effective sump pump while living there and wondered if lighting had flipped switches on the breaker box or some such.. No one had a key to the house except Roberta. I tied to overnight a key to my neighbor, but the USPS said they could not get it there overnight as the roads were flooded and schools closed. Roberta had not gone to see the basement & made no effort whatsoever to help ascertain what the issue might be even when the roads cleared. She did suggest a reduction in asking price based on this evaluation to which I agreed.When she later mentioned the person talked about the street being busy or some such, it prompted me to question whether they were talking about my house as I lived on a very quiet rural 2 lane road. I asked her a few times with no reply. I finally received the emailed evaluation noting it was not my address about which the too costly price evaluation and water in the basement comments were made, but a house in St louis. When the mailed key arrived at my neighbors, he immediately checked the house & basement finding no problem at all. I was terribly concerned until we knew this. Roberta could have avoided this by simply looking at the address of the property the person thought tok expensive & noticex evidence of water in the basement OR offering to check the basement when the roads opened within 24 hours. My property was about 30 miles from her office location in Rolla. Suddenly without any warning I received an email from someone I did not know asking for detailed information I was not going to provide. I replied I did not know who was requesting the detailed information. It was from someone in Roberta's office though I did not know to expect the communique nor was their any thing in it that provided any such identifying information. I also received requests to sign forms ASAP for a VA ryder which I did not expect nor fully understand. It seemed to commit me to paying for unidentified modifications or improvement that might be required by the VA inspector. I asked Roberta about this in written form, received no answer & called her. She told me it would come out of the $2500 I was to pay at closing. I questioned this & whether I really had to sign it for the sale to proceed. Again she assured me I would not have to pay for anything beyond tbe already committed $2500. As I was selling the property "as is" I was hesitant to sign the ryder. Her response to my questions was oft repeated "Oh you know these VA loans". Of course, I did not and apparently neither did Roberta. She finally decided she would line through the two sentences I was questioning & have me sign which I did. Roberta called me the following day, said the lines through the sentences was not acceptable, and provided an answer to my question posed the previous night. It would have been very helpful to me to have her call to let me know a ryder was coming and to review it with me by phone rather than have the experience I had.
When the VA inspector & potential buyers came to inspect the house, no water would turn on. She let me know & I called tbe person who handled any well questions I had during the 10 years I lived there. They were on vacation in Fl and suggested another person. I called him imnediately & he told me he would get to it on a specific day. He did not. I called him again for a repeat. I let Roberta know each time I called what was the plan. I cancelled with this fellow & the day the fellow returned from holiday, he replaced a well pump he thought had been hit by lightening. During this time Roberta knew everything I did as soon as I did. She let me know the buyers were getting impatient without any alternative suggestions or any other plan. She made no effort to help identify a alternative person in the area who could check the well sooner. I am living in Fl since breaking my leg in Feb 2016 & relocating to Fl in May 2016. She & the title company rep asked repeatedly for a receipt with me explaining the community was about 1400 population, receipts were not often provided though I had asked for one to be emailed or mailed to ms, & that absent getting a receipt, I could provide canceled checks. Credit cards were not accepted. This senerio was similarly repeated relative to the dishwasher replacement. Similarly the dishwasher would not work . I asked for the only appliance repair person I knew to check it out. He did and called to say he suspected a lightening strike, had repaired the initial part of tbe panel in this very basic dishwasher present when I purchased tbe property 11 yrs prior, but said he could proceed to attempt further repair which would be expensive & may not work if it was indeed a lightening strike. . I asked him if he had a similatly basic model to replace it. He said he had just purchased a less than 5 year old dishwasher in excellent shape from a kitchen remodel he was doing. He said it would be a much better model than a similarly basic model like the one not working. I told him to go ahead replace it not realizing I was to replace it with a new one. I had apparently signed an agreement to replace such with a new product & overlooked this in the paperwork. Again for me, it would have been helpful for Roberta to have let me know the document was coming , needed to be signed after she reviewed it to me pointing out the requirement for a new rather than a functioning product. She instead called me 48 hrs prior to closing telling me it must be new & how did I want to handle this. I wrote a check to cover the cost of a lower quality dishwasher & included it in the notarized, signed closing papers sent by the title company which was overnighted to arrive today for closing..
Absolutely not.
As a retired pediatric surgeon, I have easily relied on professional people for timely, reliable information & purchased only one home on my own. During that purchase procedure, I had a very clear understanding of what was happening, what I would be receiving with a detailed review of the content, & why I was signing it. I had little interest in complexly worded drafts relative to the real estate transaction and anticipated a similarly professional experience in this transaction. I did not experience this. I.e. The closing occured in MO this morning. I expected to hear from the young lady from the title company when it was done. No word arrived. I surely expected to hear from Roberta. I did not. I asked if the closing was completed smoothly in an email. No reply. I left a phone message with tbe title company and with Roberta about 1600. Roberta then called me a bit later to tell me the closing had been completed without problem this morning. Perhaps a detail of anticipated comuinication . Very poor.
