Carol has obviously been selling real-estate for a long time and has a great deal of experience. She was completely knowledgeable about the administrative process, the best way to present our house on the internet and to people and - she was very good at pricing strategy. I'm convinced that because of Carol Weber, we sold our house for 12 to 15 % more than we otherwise would have.
Carol always either answered her telephone / cellphone immediately or returned a voice mail message with a couple of hours. She would also answer her email within a day. Carol was VERY responsive - being able to contact Carol easily really put us a ease during the selling process.
Carol's knowledge of the local real-estate market was of great value to us. We interviewed several real-estate agents prior to selecting Carol. The other real-estate agents wanted to list our house in the mid to low $130,000 - which was a shock to us since a couple of years prior our house appraised for $155,000 - and that was before we finished the basement. We tried selling our house "for sale by owner" but had no luck. Then Carol came into the picture. She recommended we raise our asking price, and that while it would be challenging to sell at the new price she thought she could get it done. We had an offer within a month of Carol taking over as our agent and even had another very competitive offer later. Carol was probably worth $20,000 to $40,000 more than the other agents we interviewed. She probably saved my families finances.
Carol's communication skills were great. She always kept us up-to-date as to what was going on with the sale of our house and was always very professional. She was also always available to answer questions.
Carol's attention to detail was perfect. She ensured that all paperwork was filled out properly, she made sure that pictures posted to the website looked the best and were taken at the proper angles, she gave us advice on cleaning out our house so the it showed the best and she ensured that everyone stayed within the terms set forth in the contract. She is a very good Realtor!
Carol Weber absolutely went above and beyond in regards to the sale of our home. The buyers were VERY difficult and there were several homes lined up with contingent offers. I have known several Real-estate Agents over the years, I even have a couple in my family - I can say that Carol Weber did more to get my house sold than ANY other Realtor would have. I don't know of any agents that would have put in the work that Carol put in to get the deal done. I'm not going to put the specifics of what all the issues were in getting my house sold and keeping everyone happy -- none of which were Carol Weber's fault -- it was like negotiating a mine field. Carol solved problems and got us good value for our property. What else can you say...she made it happen!
I would and will absolutely recommend Carol Weber to other's in the market to either sell or buy a home. Not only that, as a reference, Carol have potential clients call me - I'll be more than happy to her a thorough and detailed reference.
Berkshire Hathaway Home Services should feel lucky to have the services of Carol Weber. Carol Weber sells property and more than that, Carol gets good value for the property she sells. There are other real estate agencies in the Saint Clair area that boast about how much property they sell - then you find out that in order to do the volume they do, they get the seller to low ball their price. If a property is worth $150,000 it's easy to sell it if the seller is willing to let it go for $100,000. Carol Weber not only does volume but - she gets maximum value as well.
