I would HIGHLY RECOMMEND Karina Carrera as a realtor because she did an PHENOMENAL job helping my nephew and I find and buy a house in Tracy. There are so many things that a realtor does and you need someone who is clear, reliable, knowledgeable about a lot of things, responds quickly, and has good business sense. Karina is all this and more.
We told her what we were looking for and she found us more than a dozen houses to look at. She was very knowledgeable about the area and chose a good selection of houses for us. She educated us on the whole process and explained things in a clear way at every step.
When we saw the properties, she knew what to look for and pointed things out to us, ie dry rot, the condition of the roof, etc. She ordered disclosures for us and helped explain what was in them.
Before making the offer she educated us on what contingencies we needed to include, and made sure we understood the importance of each one. She helped us figure out what to offer based on market conditions and research she had done on recent sales in the area.
She handled all the details of getting the house, roof, and pest inspections done (finding contractors, scheduling the inspections, attended the inspections, and ensuring that we got the report). She explained everything in the reports so that we understood what to then negotiate with the seller.
She facilitated the negotiations and made excellent suggestions. When things got delayed because of changes I wanted, she brought up things I hadn’t realized and showed me what the impact might be. She was an excellent advisor.
Throughout the whole process she was easy to reach and quick to respond to any and all of our questions. She was flexible and made changes whenever we needed. A year ago Karina helped us to find and buy a land in Angeles Camp & we plan to start the development recently and realized that we didn't add a recommendation for her !. Shame on us. Alex is the agent everyone needs to ask for, he is polite/informative and always on time for appointments. He will take texts/calls at all times of the day and get back to you promptly. We had Alexander Ho as our buying agent, and he did great by us, helping us by the home we wanted for our new family in Sunnyvale. He also served as the sellers agent, which gave us pause initially, but Alex was able to appease our concerns and we're so glad that we chose to go with him. He was honest, incredible fast, and helpful through the whole home buying process. In fact, we did most of the purchasing process while on our Honeymoon in Japan. Alex served as a middle-man for us with the off-hours, and kept us in the loop of the process the whole time. We came home from 3 weeks overseas, signed papers, and moved into our home. A rare occurrence for sure, but it was made possible by Alex's help. We have already told my Sister In Law to contact Alex for her own purchase, because we know Alex will help her out. My parents have been looking for a home for a while; it was just our luck that we were able to get Alexander Ho from Alliance Manufactured Homes as our realtor. He represented us as a Buyer's Agent. Not only was he knowledgeable, he was as helpful as you can get. My parents don't speak English very well, and there were many things in the home buying process that confused them. Alexander was there every step of the way; he was extremely responsive to all my parents' questions. He even dropped by at late hours to help guide my parents with their paperwork and answer all their questions. At one point, there were some complications with the approval process, and Alex was able to help us resolve it. We are settling into the new place soon, and we can't thank him enough.
