I've worked with Janet for at least 15 of my 24 years. When I give her a file - I dont have to worry that something won't get done ... She an her staff always watch my back .. If I Have a listing under contract and the lender is not supplying info promptly - or even if its my buyer - I need to know asap so I can have time to solve the issue ... that's a red flag and she lets me know so I can prevent a disaster - which is a home doesn't close . If I dont get documents in .., she or Leah text me . The big deal in this business is to have someone knowledge able about all kinds of transactions . I recall using another company and it was someones loved one died and the beneficiary (my client) wanted to sell the home. The other company did not know what to do, it took them too long to find out what they should have known. My client blamed me for it. She has helped me get tax money from a seller - taxes were prorated .. home had gone up in value but taxes were based on the lower value except at proration, if the new tax rate is not final, the title has to prorate on the old value and my buyer did not receive a fair share .. Janet helped me get the money and buyer was totally thrilled. I've been selling for 24 years - unusual and problematic transactions are inevitable ... you do want someone on your side who knows have to resolve the issue and get the file closed. I realize younger fast talking escrow agents may be your contemporary, but they won't know how to handle some of these issues and you and your client are the losers. Work with the best , they will not leave you in a bind and looking bad on top of it .
