I reached out to Tung, after being disappointed with my first buyer agent. Being a first time buyer, I wanted to be really careful about buying a condo. Tung made me really comfortable in that aspect, as he was never down my throat, never pressuring me into anything. A special mention to his assistant Thao who was showing me the houses. Most of the agents try to push you to see only the positives about the houses they show, but Thao is really different in that regards. She always gave me honest feedback about the house and the area/schools that we were visiting. I want to point about the things that I really liked:
1. Before making an offer, Tung gave me statistics based on comparables which he found out from surrounding sold/unsold/current listings based on the price range and sq feet area I was looking for. This helped me in being comfortable with making the initial offer knowing the fact that this is the price other nearby houses are going for.
2. I had minimal contact with listing agent and seller because everything was being taken care by Tung and Thao including all the communications. I would post questions to them and they would forward it to the listing agent and get back to me with answers
3. They were really good in reminding me all the things that I needed to do in the offer period, so I did not miss any important step.
4. They gave me good recommendation on house inspection service. In fact, when house inspection company missed inspecting the closet of one of the room, Tung and Thao paid for the miss and asked them to revisit my house taking the responsibility.
5. Thao was always with me during every house inspection. After getting my condo, she even helped me change my locks.
6. I was really lucky that in todays seller's market, I got a house in the price range I was looking for and Tung/Thao made sure the deal was closed within 17 days.
I cannot think about any negatives for Tung and Thao, because they were awesome throughout my search and offer period. It would not have been smoother. I hope Tung remains in the business another 7-10 years so he can be my agent when I want to sell my condo :)

My husband and I began looking for a home with a different a year before meeting Tung. After a disappointing hunt, we switched to Tung, who we found to be a perfect fit for us.
HE GETS YOU: Tung truly listened to us about what we wanted (location, type of home, budget). He never pushed us to overpay/waive contingencies, or try to persuade us to like a house. He proposed options to see if there were alternatives that we would be open to if purchasing a single family home in our very specific areas did not work out, but never scoffed or tried to dissuade us from our preferences.
NOT A CAR SALESMAN: My former agent always tried to pitch us every home we saw, while Tung would quietly let us look around and observe the house at our own pace. He gave us honest opinions about our offers because he understood our position/options, neutrally pointing out pros and cons of different properties.
GREAT COMMUNICATION: Tung believes in complete transparency, so emails sent on your behalf are BCC'd to you, while all responses are forwarded to you. That way, it doesn't leave you wondering if he has submitted offers yet, or inquired about disclosures etc. He is extremely efficient at responding (I once emailed him at 2 am for a non-urgent issue, and he responded within 10 minutes!)
EXPERIENCED: Because we are first time buyers, Tung always explained the little details so they did not get missed, just to ensure that we understood what we were doing, from looking at disclosures for us, to reinforcing the significance of certain details at our signing. He explained our options, or the consequences between different choices to help facilitate our decision making. He always worked wonderfully with our loan officer to make all transactions as smooth as possible.
REALLY WORKS WITH YOU: Tung was always patient and flexible, working around our schedule to show us homes at later hours. Even on vacation, he still checked his emails, and responded. If he wasn't available, he always ensured that someone would be able to help us. The housing market has been a disaster for buyers, and after a year of house hunting and rejected offers, he still kept us in mind when he found a property that ended up becoming our first home!
Searching for a home during a difficult sellers market isn't fun like how HGTV makes it out to be, but with a well rounded, experienced agent like Tung, it makes the process so much more bearable.
