Vicki, did a great job! selling our family home. The property had been in our family for over 50 years. She was able to answer a lot of questions and explain the process, which included timelines and end dates for all the changes/updates to the property we would make. Vicki was very aware of the fast paced environment here in the valley. She was able to keep our family in the loop at all times, even with multiple family members involved. Bought a Single Family home in 2013 in Woodside Plaza, Redwood City, CA.
Vicki helped us buy our home in Redwood City in spring of 2013. With three month old twins, an untenable rental situation, and a market in which every house we looked at seemed to be attracting more and more bids, we were frustrated and a little panicked. Vicki both helped up keep our cool andfind a house quickly. We had settled on buying a house in the Woodside Plaza neighborhood, but nerves had us looking all over the place to get a house NOW. Vicki gently kept us focused on the geographical area we wanted. She even took a call from us on a Saturday evening after we had randomly looked at a house in Foster City (???) and ever so graciously reminded us that we were being silly. We ended up getting a house in precisely the neighborhood we wanted. It was not the kind of stylishly staged, painted, and landscaped house that attracts an anxiety-inducing number of bids, and with Vicki's guidance and connections, we got it pretty easily in the end. So how do I feel about our purchase a year later? This is the real test, and we are very satisfied. I think Vicki had a great sense for what was important to us - a better sense than we had at the time, really. The location is exactly right: we are on one of the quieter, non-thoroughfare streets in Woodside Plaza. The house, too, is the right size and completely meets our family's needs. Someday we would like to do a bit of interior remodeling and design, but that is icing on the cake. Vicki was always, always responsive to our calls and messages, very knowledgeable about our targeted area, unhurried and focused in what seemed to us like a scary market for buyers, and her connections ultimately helped us get our house. As it is well-known, buying a home in the SF Bay area is not for the faint of heart. We were relocating from the east coast and not entirely prepared for the ups and downs of such a fiercely competitive market. Vicki, our realtor, always kept our family's priorities as her first priority and approached our suggestions and ideas with an open mind. Not once did we feel pressure to bid on a home and we felt that our needs were heard and that we were in the driver's seat. Vicki brings a wealth of knowledge, experience and professionalism to the table, and was always eager to learn about each prospective home as if she was doing the research for her own family. The process of home-finding was not easy, as the competition was daunting, but Vicki always encouraged us to think about our needs, our budget, not to get caught up in the frenzy and she would represent us, no matter what our decision. She has never flinched in her patience with us. At one point she even went door to door to distribute flyers within one particular neighborhood we really loved in case there were potential homes coming to market. Vicki also went above and beyond her role as our agent by linking us with other professional services as well as connecting us with other key neighborhood resources to make our transition to a new community even better. We are now in our new home in Palo Alto, and would not change a thing and would recommend Vicki in a heartbeat.

I have used Vicki Ferrando to sell two properties; one condo, one house, and purchase another house in Cupertino/Sunnyvale. There is always a bit of stress and much needed negotiating with these things. Her calm and thorough style made the process much easier for me in dealing with all the haggling. We recently worked with Vicki to purchase a home in Los Altos. In a nutshell, she is brilliant! We had spent a few months observing the very complicated housing market in the Bay Area peninsula. After doing some of homework and working through financing, we started to view open houseswithout an agent. We quickly realized how difficult the 2013 housing market had become with multiple offers, all cash offers and a rising price tide. In an effort to organize and expedite our search, we started interviewing a few agents - some of whom we met during the open houses and some through referrals. We finally settled on one but quickly realized that it was very hard to find someone who possessed a number of important qualities: -very deep knowledge of the local housing market - personable enough to keep us moving forward but not pushing us to buy something we didn't want to - brilliant negotiation skills rooted in fundamental value and executed with well thought out tactics After a few weeks with our first agent, we realized we were either looking at the wrong homes or she had very little knowledge of the local market (values, schools, building codes, etc.). In frustration, we started our agent search process again and bumped into Vicki at an open house and could immediately tell how sharp and experienced she was. After another interview, we decided to let our first agent go and hire Vicki. From the get go, she laid out a plan and focused our attention on homes that made sense for us. She also reached out to her strong relationships within the real estate market and was able to identify good values.

We placed the bid on our current home 10% below market given a few property dynamics and provided our seller with limited time to respond over Memorial Day weekend. We precluded the open house that was scheduled later in the day. We had a contract with a below market deposit and buyer-friendly contingencies. I give Vicki all the credit for negotiating that on our behalf and willing to support us in our desire to go off market. We signed the contract and closed 30 days later. Vicki also made sure to stay in touch throughout the process from search, to bid, to contract, to inspections, to financing, escrow, close and subsequent moving out of the seller. It was a great experience and couldn't have been achieved without Vicki

In 2005 nearly the worst buyer's market, we met Vicki at an open house in Los Altos. She was very helpful and friendly. We felt very comfortable with her because she was personable, possessed a wonderful smile, and extremely professional. We decided to work Vicki, and that was the beginning of many years of friendship. Vicki listened to our needs and kept us in check of reality. In 2005, prices kept going up and multiple offers were the norm. She was patient and kept us up to date with the fast changing market data. We found our home fairly quickly, and with her good guidance, we were picked among multiple offers. She was organized and helped us close escrow within a month. Vicki stayed in touch and updated us on comps in our neighborhood and areas of our interest. Vicki helped us sell a house in Belmont, CA in 2008, and a house in Mountain View in 2012. She was awesome with all the administrative tasks and made everything convenient for us. She priced the houses exactly right in order to attract viewers, and had a list of contacts who helped us from cleaning the window, staging, painting, handy work, and etc. 2008 was a tough year for sellers, but we received near asking price. The 2012 Mountain View was received with multiple offers and sold above asking. We love working with Vicki, and would recommend her during any economic condition.

Vicki helped my husband and I last fall get our dream house. Everyone told us it would be a long shot, but Vicki was optimistic and worked hard to make the deal go through. The process was not quick due to the fact it was a short sale and we were waiting most of the time, but every time somethingcame up while we were waiting Vicki was quick to respond and on top of things. She even helped us find the right mortgage broker. I couldn't say enough about her! She also helped us sell our condo after the purchase of our house. We had twelve offers in three days and received more than the asking price. The process was so painless and quick!

My husband and I were first time homebuyers attempting to find a home in the competitive bay area market with a VA loan. We had no idea what we were getting ourselves into! Vicki Ferrando was literally "the knight" who came to our rescue! She has excellent resources, vender relationships and is well respected in her industry; She is therefore able to help her clients get useful information about homes we were interested in, and worked this magic for us many times during our search. I can't say we were easy clients, either, by the way. Trying to compete in this market with a VA loan was an uphill battle for us but she was with us every step of the way _ and usually a few steps ahead to help us navigate the market. Vicki was responsive, thorough and supportive. As most of my family came to each open house or showing with us she rolled with the punches and answered all of their questions as well. As we worked together, we became more and more aware of what our challenges and opportunities were _ and our 15th offer _ which happened to be one of our favorite _ became ours! Vicki's guidance, resourcefulness, advice, and encouragement in many very difficult moments were a big part of our house hunting experience and now are, thanks a lot to her, happy memories!
