I would like to share my buyers experience using Joshua Neitz as my realtor. Joshua was very professional, knowledgeable and responsive to meeting and showing different properties. He was very helpful in securing a lower offer amount and keeping the seller's realtor on task with the original contract amount. “ We are NOT moving” is what I told my wife when she asked me to look at a house she liked. I went and saw it and loved it but having to list our house which was not ready and buy another seemed like an overwhelming task, buying with contingencies is so complicated. Josh shared his wealth of experience with us and coached us through what we needed to do to make the deal work. After only five short weeks I now live in the home of our dreams. With equal parts of Enthusiasm and optimism, this two member team helped us not only purchase the house of our dreams, they helped us sell our current home in under two weeks. Their use of various marketing tactics drew the right amount of traffic and clientele needed to secure an offer for our home. Joshua was great throughout the process of selling our house. He provided insight on market conditions and helped us get the most for our house. He was extremely helpful preparing our house for showings and even helped us during the actual packing/moving phase. I would highly recommend Josh Neitz for any of your real estate needs. He is very competent, knows the real estate market well, and always provided information to all of our questions and concerns in a very timely manner. Josh went up and beyond his realtor role. He worked diligently to secure a clear title for our other home the day before we were to close on the new home that Josh sold us. He personally cares about his clients and does whatever is needed to handle all of your real estate needs. Josh is a 10/10!

Josh listed our townhome recently and it was the best real estate transaction we’ve ever experienced. This was our 8th transaction in 9 years so that is saying a lot. He went above and beyond our expectations during a real estate cycle facing lowering prices and rising mortgage rates. Josh had a strategy to tackle both issues and we never had to drop our price like so many others around us did. Our unit sold for over $60K more than a comparable unit in our building that listed at the same time. We were out of town for a family emergency when Hurricane Ian hit and he helped prep our home and then inspected it for us after the storm to let us know all was okay. He was so dedicated we felt like we were his only client. We will only work with Josh going forward and strongly recommend him to anyone.

I cannot put into words how great working with Josh was. From the moment I decided to sell until the day the buyer closed (which was a week after I signed everything), Josh was right by my side. I was blown away by the attention to detail on, literally, everything. When I saw the official listing I was speechless and wanted to put in an offer.

Josh was thorough, professional, kept me in loop and answered every single question I had... and there were many. He also protected my furbabies during all showings.

If and when I am ready to buy again, Josh Neitz is my only call.

Joshua was absolutely fantastic. I had been considering selling my home for a couple of years when I contacted him. He sat down with me and went over the pros and cons of selling in this market. He provided to me an in-depth market analysis and explained how he would Market my home. Because of a personal circumstance we had to adjust the listing timeline and he was absolutely fabulous about this. He walked me through every step of the process and was absolutely Rock Solid. Importantly my home sold for full listing price which made me extremely happy. He also helped me do several small things around the house which he did not have to do. I could not have asked for a better agent and would recommend him a thousand times over.
