My buyer indicated he was planning to get a mortgage through his bank. I also referred the buyer to Brady. The buyer initially decided to go with his big bank but unfortunately, about 10 days into the transaction, I could not get a hold of the buyer's banker to find out what was happening. Finally, the buyer advised me that his big bank was not going to be able to do the loan for him at all, and he was simply going to pay cash for the property. I knew this was not a great choice for him, as it conflicted with his goals for the home. The buyer was planning to do extensive renovations to the home, but if he paid cash for the house, he would have no money left to make the improvements. I encouraged the buyer to again reach out to Brady to see if he could help him with a loan. At this point, we were 11 days from our closing date. Brady is typically quick to close transactions, but if he closed this one even close to our original closing date, it was going to be a complete miracle. As soon as Brady got the green light to move forward from the buyer, he got right to work checking for any potential issues with the loan. Everything was moving ahead, very smoothly, once again. The appraisal came back with a value that was $15,000 more than the contracted price. Brady finished the rest of the deal in record time. Our original closing date was May 1. Brady was able to get documents out for the buyer and seller to sign, and had it not been for some issues caused by the buyer, we actually would have closed on May 2 - just one day later than the original contracted closing date. We ended up closing on May 3 instead, but the entire transaction was super smooth. From start to finish, Brady was able to wrap up the deal in just 13 days. (Not 13 business days, but 13 calendar days!) Brady has always taken exceptional care of any client I have referred to him, and he took great care of the buyer on this transaction as well. Over the years, I have learned that big banks make a lot of promises but they are rarely able to deliver on their promises. And the process of dealing with a big bank for a mortgage is almost always guaranteed to be more difficult than it needs to be.
