Recently we moved back to the bay area after many years on the east coast and began the daunting task of purchasing a new home. My partner and I had some very specific, challenging requirements for the house and lot we were seeking in the Bay Area. Plus we had to travel from Sacramento area each time we wanted to view properties. Priscilla never failed to provide us a selection of strong possibilities, homes that met most of our criteria right off the bat and that could, with a little imagination, be adapted to meet the rest. Being the fussy homebuyers we are, and not having any deadline, our looking lasted several months. Over that time Priscilla was constantly finding appealing new places for us to see, was consistently enthusiastic about taking us around to see them, and always boosted our spirits by her sheer enjoyment of the process. Priscilla did a fabulous job for me. Priscilla came highly recommended as a real estate agent. She listened to my requirements for a new home in Oakland and presented me with a steady stream of potential house listings. She helped me present an offer on one house which was a stretch for my budget. Still, we came in second in the very competitive bidding process and I had the opportunity to be in second position. Then we found a better home for my budget and made an offer which was accepted. Although it was substantially over the asking price (as is typical of winning bids in this market), Priscilla gave me masterful advice during the escrow period. The house had not been adequately inspected during the listing period, so Priscilla gave me an impressive list of home inspectors (structural, electrical, foundation, etc.), and we used the inspection period to identify problems with the house which needed to be fixed. We then requested that sellers give a credit for the cost of performing most of the work the house needed. Because the sellers had not done the inspections beforehand, Priscilla was able to negotiate an almost 100% credit for the cost of all work the inspectors had identified! This reduced the price of the home back to the original asking price of the home. Coincidentally, the asking price of the home was approximately the same figure as Sellers had originally paid for the home almost 10 years prior. Thus, I was able to buy a home in Oakland for approximately the same price it had sold for almost 10 years prior! This meant that I took the benefit of the increase in value of the home during the course of the entire time Sellers had owned the house. I believe this was due in large part to Priscilla's strategy in negotiations, her excellent referral sources for home inspectors, etc. Later, I used Priscilla's contact list to hire contractors to remodel and refurbish much of the house. These contractors were all "blue chip" professionals, which is not surprising considering their source! I would not hesitate to recommend Priscilla Rice to anybody needing the services of a top-notch professional real estate agent.

Priscilla was considerate and patient with me as a first time home buyer. Considering her experience, I felt I could trust her and had confidence going into the process. She always felt available to me, either taking my calls or calling me right back. She was straightforward and direct with her guidance, while also respecting my wishes and inclinations. Priscilla's experience really showed when it came time to make an offer and counter-offer, and even more so once we were in escrow. A huge part of the process involves an agent being able to connect with the other people involved - listing agent, loan officers, etc - and Priscilla was great with that. In the end she got me into a home I love.

My husband and I were planning on taking our time with purchasing our first home. We planned on many months of searching, promising ourselves not to settle. After looking for a week with Priscilla we were absolutely shocked to find our dream home at a price we could afford.
