Penny Smith has been our adovcate throughout the sale of our home, and has real estate expertise that she used to insure our home sale made it to completion.
First, I was impressed that Penny knew several aerial photographers. She contacted one who took awesome stills and video of our home. The photos were clear and made it easy for a potential buyer to want to come and tour our home.
Penny guided us through 4 different potential sales, each of which requlired working with a different realtor and buyer. The difficulties she dealt with include low ball offers, questions about the sale of furniture in our home, understanding that some buyers only make one offer and will not counter-offer, and price selection in order to generate market interest.
Penny understands at what price a home should be listed, and when to adjust the price in order to encourage showings. In fact, after changing the price upon her encouragement, we had 2 more showings.
One quality that sets Penny apart from all other realtors is her advocacy. From the beginning it is clear she represented us as homeowners and only us. When I explained frustrations about an offer, she listened patiently and offered understanding. She explained the components of the real estate contract, and she took action to advocate our position with the other side which ultimately resulted in a very good compromise on closing costs and home warranty costs.
