We were looking for an affordable house in the hot Vancouver real estate market in WA. We live in another metropolitan area and were absolutely not familiar with the South-West Washington area at all.
My husband and I flew up the first weekend, went instantly on our first tour Josh put together after my budget and wish list. He educated us on the different areas and we openly discussed pros and cons after every house. The second day we did the same exercise and it felt like we were “working together” for a long time – we were on the same page. We took a brief break to meet for dinner and they showed us a nice restaurant. We discussed the houses and settled on one we put an offer on the same night. We also agreed, how far we would go up and I liked that Josh did not try to push the limit. He and I had the very same feeling for a fair market price in this crazy time. We flew back and learned that our offer did not go through. It didn’t bother me at all, because I had the feeling, I have a partner on the ground and 15% over the initial asking price was simply too much. All houses from that weekend went pending in 1-2 days with multiple offers. We continued to scan the limited inventory over the week and the second Thursday I facetimed remote with Josh during the viewing while Marilyn took videos and sent it over. We communicated tightly and I had realistic data in my excel tracker. Friday night we made a second offer and thanks to the tactic we agreed on, that offer was accepted at asking price. Exactly 2 weeks after our initial phone call I flew back to see the house the first time and be present during the inspection. 8 days later the house was recorded in our name.
This was only possible because we established instantly a trusted relationship, his attention to detail, dedication, negotiation skills, knowledge and experience. We knew he had other clients at the same time, but he always responded immediately. He loves his profession and I am sure this is the beginning of a friendship for good.
