Carol and I met Kari Happold in the summer of 2017. Our son had relocated to Colorado and he and his wife invited us to join them in Loveland. Both in our 70’s, that made sense to everyone and the real estate search began. Though our motorhome was parked in the Warren AFB family camp in Cheyenne, we began looking in the Loveland/Fort Collins area for homes. We found the prices in Larimer County to be outside of our comfort zone. We wondered what the Cheyenne area might yield. We googled “real estate agencies near me” and found the Rustic Next-Home agency, visited the office, and met Kari. She listened to our ideas and gave us lists of both undeveloped properties and existing homes. We didn’t find a good fit among the available homes during that visit, but Kari continued to regularly email prospective options. On a later visit to Cheyenne we found that Kari’s agency had grown substantially. She introduced us to Casi Dickson who was a new addition to the staff. Casi was eager to hear our preferences and limitations. She is a model of patience. Over the course of the next several years of summer searches, Casi was always helpful. We continued to follow the real estate market in both Larimer County and Cheyenne for next five years. Our annual visits included meetings with both a Fort Collins agent and Casi. Earlier this summer we made an offer on a home in Greeley, but that transaction was never finalized. The failure of the Greeley purchase was disappointing and we were ready to give up, but we had a day with no obligations so we checked out Cheyenne one last time. Bingo! Casi met with us, texted a list of properties, and led us through several homes that unfortunately were just not good fits. And then there was one more. She was hesitant to show us the property because she realized that we wanted a ranch style home, but we stopped to look at a very interesting, multi-level house. What we found was a home that had enough space to accommodate our furniture and give us room to move about comfortably. The three bedroom/three bath floor plan included a family room, a large garage, and a three-season room addition. The lawn was the right size to be easily cared for and the price was well within our budget. Carol and I looked at each other and said we would think about it. The next morning we left, headed for Illinois, but instead of taking the Denver Bypass, we turned north to Cheyenne. We called Casi and asked her to meet us at the house again and let us take a careful look before jumping off the cliff. After our walk through all of the rooms and the landscaping we went back to the Next Home office to plan. Casi is a thoroughly professional agent who is mindful of her clients’ desires. We investigated financing and insurance options to assure us that our decision was sound. As we read through the contract proposal Casi was able to clarify items we did not understand. We discussed the likelihood of acceptance of an under asking or over offer price. We made an asking price offer and the next day Casi called to say our offer had been accepted with minor adjustments. We took a deep breath and headed for Illinois. We put our home on the market and got busy We had a whole lot of packin’ to do! By the time we returned to Cheyenne for the closing, we had an over-asking offer on our home in Illinois. After a long search things came together. Today we are still unpacking a train load of boxes that survived the thousand-mile trip with minimal damage. Without Casi and her willingness to assist us this move would not have happened. Casi never let us down. We knew we could count on her to make our home purchase easy. She even assisted us in resolving an issue that arose after closing! I whole-heartedly recommend Kari Happold’s agency, Rustic Next-Home Realty, especially Casi Dickson to anyone interested in real estate in the Cheyenne, Wyoming area. Cheyenne has much to offer its citizens. Kari and Casi will be there to serve you.
