Mia Casino — The Realtor You Want When the Transaction Stops Being Normal

Mia Casino helped me purchase a property at Back Bay Circle, and calling this a complicated transaction would be an understatement. What started as an opportunity to purchase a pre-foreclosure property with significant potential turned into a transaction involving title delays, a post-closing occupancy arrangement, problems obtaining possession, and ultimately a dispute over a holdback after closing.

Through all of it, Mia stayed with me.

One of the things I appreciated most about Mia was that she didn't simply tell me what I wanted to hear. I'm an accountant, so I tend to analyze transactions closely, question details, and look for ways to protect against downside risk. Mia is very much a by-the-book professional, and there were times when we disagreed or when she pushed back on something I wanted to do. I respected that because her advice came from experience rather than simply trying to keep a client happy.

One of those moments involved additional protections I wanted included in the post-closing occupancy agreement. Mia was initially more comfortable with the conventional approach, while I wanted stronger language because I was concerned about what could happen if the seller did not vacate as agreed. We worked through it, and those additional protections ultimately became extremely important when that exact problem occurred.

But what impressed me most happened after closing.

When the seller failed to timely surrender possession and a dispute later developed over the post-closing holdback, Mia didn't simply say, “The transaction has closed; you'll need to handle this with an attorney.” She continued helping me.

When I retained an attorney, Mia went out of her way to accompany me to the meeting and provide her firsthand account of what had occurred throughout the transaction. She came prepared with a binder full of documentation, including records of the back-and-forth communications with the seller’s agent and other supporting information from the transaction. Her firsthand recollection and documentation gave my attorney valuable context and a detailed factual record to work from in preparing the demand letter. That process ultimately resulted in the disputed holdback being released to me.

That meant a lot to me. Plenty of agents can guide a buyer through showings, offers, inspections, and closing. You learn something different about your realtor when the transaction becomes difficult—and especially when problems continue after the commission has already been earned.

Mia remained involved.

She also understood from the beginning what I was looking for. I wasn't necessarily looking for a perfect turnkey property. I wanted a house where I could see value, potential, and an opportunity to improve it over time. She found exactly that. Back Bay Circle certainly gave me more complications than either of us anticipated, but it also became exactly the kind of property I was looking for.

At one point during this transaction, Mia described it as “one for the books.” After everything we went through, I eventually understood exactly what she meant. 😂

I came out of the experience with a home I'm extremely happy with, a tremendous amount of real-estate education I didn't have before, and even greater respect for the value of having an experienced realtor beside you when a transaction doesn't follow the textbook.

Mia, thank you for your patience, professionalism, experience, and most importantly, for continuing to stand beside me when things became difficult.

I would absolutely work with you again.

Although next time, Mia, maybe we find one that's just a little less “one for the books.” :)
