As the reality of this challenging market dragged on, and with my list of “must haves” morphing during the nearly 10 month search, Wendy stuck by my side!
I appreciated her negotiating skills and her clear and tactful communications with me and the seller’s agent.

After close of escrow, she helped me navigate an unforeseen problem regarding a misidentified water main shut off valve. She helped secure a plumbing company and remained in contact with me throughout the ordeal of getting the water shutoff installed.

As prospective buyers coming into a very hot sellers' market, we definitely knew we had our work cut out for us in finding our perfect family home. From our very first conversation with Wendy Means, we immediately felt at ease knowing we were in good hands. Wendy is extremely personable, professional, and experienced. Her wealth of knowledge about every aspect of the Lamorinda area, culture, real estate market history helped us quickly get up to speed in terms of what to look for and expect. She drove us around one weekend and showed us past sales, potential future schools and swim clubs for our kids, and really took the time to give us a feel for the area. Wendy was extremely responsive, which we really appreciate in a fast moving real estate market. She made sure we were in viewing houses quickly after our expressing interest - also a sign that she had great relationships with agents around town. She was able to provide in depth comparative market analysis on a home we were close to putting an offer on, which really gave us that extra context to make a decision. Wendy was great. She knows the market back and forth, down to specific blocks outside of the core areas she handles. She was great with parsing through inspections to pick up items we would miss. She had a good sense for what bid would make for a competitive offer. Also, she was critical in steering us to the right lender.

Prior to working with Wendy, our house hunt was clearly not going anywhere which is why we had been looking for so long. We were barely finding anything in the crowded Lamorinda market that we wanted to offer on, and when we did make an offer, it was not nearly competitive enough. With Wendy, we found the perfect balance of optimism, realism, and We eventually found exactly what we were looking for and thanks to Wendy, we were completely prepared to get our Lafayette dream home. We ended up having a small wedding in our new backyard to celebrate...

We worked directly with Wendy Means and we are so grateful for her help. Neither my husband nor I are natives to the East Bay, so Wendy was extremely helpful in familiarizing us with the area. She spent an entire Friday afternoon/night driving us around the different neighborhoods, answering our questions and providing insight on things we hadn't necessarily considered (i.e. school traffic patterns, proximity to amenities and hiking trails, potential unforeseen costs to consider with different types of homes, etc.) We have our (now) home after she sent us the posting for it right after it hit the market at 8:00 am that morning. She had already contacted the broker and set up a tour for 9:00 am, since she knew it fit all the things that were important to us. We were one of a few (5+) competitive offers that were submitted that day and were so excited when she called to notify us that night that we got the house. The COVID-19 Shelter in Place went into effect the same day we went under contract and I am so grateful for Wendy's help. Facing unprecedented times, we never felt pressured by her as we navigated how this pandemic could impact our personal finances and our decision to purchase a home. I really knew she was looking out for our best interest, which was very important to me. Ultimately we are very happy with our investment and Wendy's guidance through this process. She answered my calls/texts no matter what time of day and we wouldn't be here without her expansive knowledge of the area and strong work ethic.

Wendy navigated the complicated process of scheduling showings during COVID with ease and always made herself available no matter the day or time. She consistently followed up with listings that met our specifications and put together itineraries that allowed us to make efficient use of our time since we lived in San Francisco. We worked with Wendy Means who is a buyers focused agent and enjoyed the experience from the start. The price range and the market we searched in is very competitive for buyers, so we had to be very organized with our offer package. Wendy helped us stay on top of deadlines, offer dates, new houses on the market and worked diligently day and night to find us the perfect house. I found her to great at communicating any time of day and she made sure to answer all of our questions, which is important because the period between listing and acceptance of offers is often very short. She had our needs at heart to make sure that we stayed within our budget and didn't overpay, at the same time ensuring our offer would be competitive enough to be accepted!
