When we first moved to California seven years ago, Mike helped us get into our first home here in the crazy post-bubble more-or-less cash market, closing on a short-sale in an unheard-of 10 weeks. Naturally when it was time to start thinking about moving again, we have him a call. Initially we were just trying to figure out whether and how to make a move in another very competitive market so we asked Mike to come by and help us put together a punch list of improvements to complete on our house prior to listing. He was very thorough with suggestions down to every little detail, but never critical. We were confident out home would sell very quickly, but very nervous about not being able to be competitive enough to have an offer accepted on the other end of the transaction and feared we would wind up stuck in the rental loop. Mike assured us he would never let that happen and would structure our sale to protect us against that scenario. We only wanted to move if we could get into a specific neighborhood without downsizing and without substantially increasing our monthly mortgage payment. Talk about a tall order! Thinking we were about 1-2 years out from pulling the trigger, Mike suggested we start attending open houses in our preferred neighborhood and settle on which floor plans we would consider. He would then be willing to write letters and knock on doors of those homes to try to get us a pocket listing. What started as a fact-finding mission for us turned in to finding the perfect home, and next thing you know we were scrambling to finish as much as we could on the punch list, and within a month we had made an offer (without even having put out house up for sale), gotten our home on the market, and had our offer accepted. This was nothing short of miraculous in this market!! Mike helped navigate through a clouded title issue with the new house, getting us an extended rent-back on our existing home when the current owners of our new place were slow to close, and all this in the middle of getting ready for major surgery. We are pleased to call him not only our realtor but our friend. With gratitude, Michelle and Torsten Partsch
