Robyn Jones is currently working with me to sell my home. My home was last updated in 2005. I bought it in 1989 and it was a fix-it-upper. Over time we put High-end Pella windows, custom mahogany front door, tile and wood floors, except in the bedrooms and family rooms, they are “passe” carpet. We remodeled the baths and did a “Home Depot” kitchen update. We have a new roof, hard plank siding and replaced old plumbing. The house was in “light wear” condition and we had put at least $75,000 into the home over the years BUT in the wrong places for investment return. The house did not sell. Robyn and Team went through the painful advice to reduce sales price to one of the lowest in the neighborhood but the buyers that were interested wanted an even lower salvage price? My upgrades meant nothing and the house was not at all in a salvage condition-- just not today’s finishes…
I could not believe it! Robyn always remained positive but in today’s market, most buyers are looking for a move-in-ready home. Their idea of a move-in-ready home and my idea of move in ready-- well my idea was not up-to-date. “Too much work” and “great potential “was mostly the feedback. I am 1000 miles away and could not be present for remodeling. This is a problem.
As an Interior Designer, for over 30 years, I know what looks good. I held my breath, and now I can confidently say: “So does Robyn”! What I learned is that I do not know what sells. And Robyn does. I learned she has excellent taste. She got to work. I gave her my Slim budget…she immediately recommended things that I would not have picked out myself, I had to turn over the reins to her and when she was done, I thought she was an interior designer! Amazingly her suggestions were not “decorative center” prices either, but quite the contrary! She found the “look” online at places like Amazon suggesting round mirrors, replacing light fixtures and even moving old fixtures to insignificant places. Odd ball things that I would have passed up or said “really”? Like replacing light switches and bulb, removing cords and her eagle eye for freshening up sheet rock dings and such. Always at the top of her list was the best look for the least price which I really appreciated. Killer for me, I just closed my eyes, was painting the gorgeous stained paneling that a carpenter once admired and told me…he would have to charge 100K to build this quality in my two living rooms. The buyers today don’t care about that. A shame. So, we painted It all. This really opened up the room and gave it an uplifting fresh new life. She even painted my oak stair rails! Ok, I knew the carpet was a goner and left up to me I would have picked a wood tone laminate with a discriminating eye on the Mahogany custom front door and a potential clash disaster.
Her equally discriminating eye chose a laminate to blend with SW “Agreeable Gray” wall-tone not clashing with the mahogany door. Did not think of that. I could not afford all she presented so, she prioritized what to do and not to do. Again, totally out of the realm of my knowledge.
I found Robyn extremely crucial helping me bring my house up to the level of other homes in my neighborhood and feel confident I will not have an issue for selling this Spring. She knew my neighborhood and the buyer and what needs to be done and not done (very important).
