Year 2017 when I looked for a property manager, I selected him from several property managers I called. When I called him, he came to see me and my property very soon. I found out he seemed always there with you. Whenever you called him and sent text messages to him, he responded very quickly even in late evening, weekend and holiday.
Beginning of this year, he did both managing and listing my property for sale. Ed did an amazing job throughout the whole process of managing and selling my house. Ed was very patient and professional with tenant who was in the hard process to make a decision whether to buy or to move out. He spent his time on helping me to prepare my property to market. Ed did a fantastic job selling 2 rental condos I owned. He made sure the existing tenants were retained for the sale to the new investors and negotiated a great price in a fast moving market. Both properties closed successfully without any issues. All documents and work between Ed and myself was conducted remotely as I lived hours away from the property locations.

I purchased two 4-pexes in Sacramento and owned them for 4-1/2 years. Haven Rents was brought in to manage the properties from Day 1. There were significant issues with the properties with bad tenants and even structural issues. Haven worked with me to get out the bad tenants and get in new tenants and all through the repairs. Together, we moved rents from $850/month to $1,200/month. Finally, Ed worked with me to install new landscaping and sprinklers and help resolve trash issues in the neighborhood by hounding the County to clean it up. After 4-1/2 years I sold both units for a significant increase over what I paid for them. Ed handled the sale and the units were sold the first day they were listed. Ed took charge of the sale and handled all the details. I would recommend Haven Rents and Ed Favinger to any to anyone needing a property manager or real estate agent in the Sacramento area.
