People had mentioned the 1031 Exchange to avoid the capital gains.
What they didn't tell me was you need to have the Exchange set in place before closing. Not knowing that cost me a lot in cap gains.

Margo did a great job with such a broad and involved topic. After 2 hours I feel I know a little bit of what 1031 can do for both myself and clients.
