Last week as I was getting ready for a closing on a million dollar gas station sale transaction, I received a last minute request on July 12th from my client to protect the sale from capital gains by way of making it an IRS Section 1031 transfer. I contracted Chicago Title immediately and I was referred to Patricia Flowers at IPX1031. Thus, my first contact with Patty was on July 12, 2023. I explained to her that we needed to close immediately to protect a discount payoff offer from the mortgagee and the documents needed to exchange hands by Friday, July 14th. Patty and her associate, Francine, were fantastic. They stayed right on top of the matter on a moment to moment basis as I responded to whatever they needed from this end. We successfully closed by Friday afternoon, July 14th, and the payoff funds were wired on time to the mortgagee. In a nutshell, the services I received from Patty and Francine were "super-duper!"
